4 Essential Steps For Evicting A Squatter | Charleston Property Management Services

Charleston Property Management Services

Evicting a tenant is never a situation any landlord or property owner hopes to encounter. However, it’s a reality that sometimes cannot be avoided. At Scott Properties Charleston, we understand the complexities of eviction and the need for a transparent and efficient process. Our Charleston property management services team is here to guide you through the steps and ensure your property is protected.

Our Charleston Property Management Services Eviction Process

Eviction can be challenging and emotionally charged for property owners and tenants. At Scott Properties Charleston, we follow a clearly defined process to ensure the situation is resolved as smoothly as possible. Here’s a breakdown of the eviction process:

Rent Collection Process

We start by diligently monitoring rent payments. If tenant rent payments are not received by the 5th day of the month, our team initiates the collection process. We believe in giving tenants a fair chance to make payments, so a late fee is charged if rent isn’t received by the 6th of each month.

Escalating Late Fees | Charleston Property Management Services

If the rent payment is not received by the 11th day of the month, we apply the second level of late fees. We aim to motivate tenants to fulfill their financial obligations fairly and transparently.

Initiation of Eviction Process

If the tenant doesn’t pay rent by the 15th of each month, we have no choice but to initiate the eviction process. We understand this is a critical step requiring precision and adherence to legal requirements. That’s why we take responsibility for filing all eviction paperwork, including court proceedings if necessary.

Eviction Administrative Fee

The tenant is charged a $125.00 administrative fee to cover eviction filing fees, administrative costs, and court expenses. It’s important to note that Scott Properties Charleston always initially charges the tenant for all magistrate filings.

If, unfortunately, the tenant is evicted from the property and we cannot collect these fees, $50.00 of the $125.00 will be moved to the property owner’s register.
